Construction Department
The Construction Department is the agency that enforces the New Jersey State Uniform Building Code and local building and zoning codes.

BEFORE YOU BEGIN A CONSTRUCTION PROJECT, call the Construction Department listed below to determine whether building, plumbing or electrical permits are necessary. These permits are issued for YOUR protection--to ensure that contractors follow the proper building codes and for insurance purposes.

Building permits provide the means for Code Officials to protect residents by reducing the potential hazards of unsafe construction thereby ensuring the public health, safety and welfare.

The building permit process helps to explain what our local laws and ordinances require. Before any construction or remodeling work begins, an application for a permit must be made. Building permits provide the means for Code Officials to inspect construction to ensure that minimum standards are met and appropriate materials are used.

If you are contemplating doing any of the following work, you need to contact the Construction Department before work is performed:

  • New building/additions/renovations
  • Demolitions
  • Electrical and plumbing work
  • Boiler and furnace replacements
  • Window replacement when changing size or type
  • Oil tank removal
  • Reroofing
  • Fences
  • Sheds
  • Signs
  • Miscellaneous residential construction such as siding, pools, desks, patios, driveways, etc.

    There is certain construction work that you may be allowed to do without first obtaining permits such as laying floor (not wall) tiles, painting, replacing same size windows and doors, repaving driveway with the same material and same size, etc., but if you are in doubt, a call to the Construction Department is recommended.

Permits must be obtained before that start of work except that emergency replacement of furnaces, boilers and water heaters will be allowed as long as the Construction Department is notified of the replacement at the time of installation and permits are obtained within five days thereafter.

If you need a permit for the work, the permit process and fees will be explained to you by the Construction Department personnel at the time of your visit or your telephone call, and you will be given the forms that you will need to apply for a permit.

NEW HOUSE CONSTRUCTION

Individuals or housing contractors who plan to build new housing in East Greenwich should first contact the township's planning board.

ZONING BOARD

.Variance means permission to depart from the literal requirements of a zoning ordinance.

Many homeowners need to apply for a bulk variance when they wish to construct an addition, installing a fence, shed, pool or deck which does not meet the setback requirements of the Township Zoning Ordinance.

The procedure to follow in applying for a variance can be broken down into three steps:

  1. Filing the application (submitting the application form, plans, survey, fee and other paper work)
  2. Giving Public Notice (placing a legal ad in the Home News and notifying your neighbors)
  3. Attending the Public Hearing (explaining your application to the Zoning Board and reasons for the request)

    Before filing an application, it is best to either meet with or call the Township Zoning Administrative Officer to confirm that a variance is needed. Once it is determined that a variance is required an application package can be picked up at the East Greenwich Municipal Building or mailed to you.

BUREAU OF FIRE SAFETY AND PREVENTION
This bureau inspects all businesses in the township for fire and safety conditions. Any home that is sold must have a smoke detector inspection, which is required by state law. Existing homes are inspected by this agency. New homes are inspected by the Construction Department.

SEWER PROBLEMS

If you have a sewer problem, contact the township Public Works Department before you call a plumber. They may be able to eliminate the problem or determine whether a plumber is needed. During the day call (856) 423-0655. At night, call the Police Department at (856) 853-0911; they will contact the Public Works Department.
